As Built Surveys
Checking that what's been built matches the design - before deviations become disputes or delays.
What are As Built Surveys?
An as-built survey records what has actually been constructed and compares it to the approved design. It can be carried out at the end of a package of work or at agreed checkpoints during the programme – making it useful both as a final record and as a live quality-control tool while work is still ongoing.
For project managers, architects and civil engineers, as-built information answers a simple but important question: did we build what we intended to build, and if not, where is the difference? It is commonly used for compliance, adoption, handover, progress sign-off and retention release. It also gives the next trade a dependable record of what is already in place, which matters on phased or fast-track jobs.
Applications
- Roads, sewers and external works for adoption submissions
- Foundations, cropped piles, slabs and retaining walls
- Steelwork, columns, beams and verticality checks
- Building footprints, hardstanding and finished levels
- Utility routes, chambers and service interfaces
- QA checks against design, grid and tolerance requirements
Benefits
- Identifies deviations before they become expensive legacy issues
- Supports completion certificates, retention release and handover
- Gives contractors and consultants a shared factual record
- Improves coordination for later trades and facilities teams
- Reduces post-completion argument about what was built and where
Deliverables
- 2D as-built drawings and level plans
- 3D models, point clouds or surfaces where required
- Design-versus-built comparison outputs
- Coordinate, level and deviation schedules
- Records suitable for road, drainage or asset adoption submissions
- Survey evidence packs for QA, handover or client review
Why Choose Powers?
We treat as-built work as more than a final drawing exercise. We can capture data with total station, GNSS or laser scanning depending on the asset and tolerance required, then check it back against the proposed layout to highlight anomalies clearly.
Powers delivers this type of verification on hotel, industrial and infrastructure-led projects, including pile checks, grid marking, steel and slab verification.
